About Property Taxes in Oklahoma
Oklahoma property taxes are administered at the county level. Residential property is assessed at 11% of fair cash value, agricultural at 11%, and commercial at 11% as well (though rates vary by use). Oklahoma's assessment ratios and mill rates produce among the lower effective property tax rates in the country. Oklahoma also has a distinctive feature: the assessed value of owner-occupied primary residences cannot increase by more than 3% per year (the "assessment limitation"), regardless of market value increases. This provides strong protection against rapid tax increases for homeowners.
Payment & Assessment
Oklahoma property taxes are due December 31 and may be paid in two equal installments: First half: Due December 31 Second half: Due March 31 of the following year If the total tax is less than $100, it must be paid in full by December 31. A penalty of 1.5% per month applies to late payments. Most counties offer online payment. Contact your county treasurer for payment options.

About Osage County
Osage County is the largest county by area in the U.S. state of Oklahoma. Created in 1907 when Oklahoma was admitted as a state, the county is named for and is home to the federally recognized Osage Nation. The county is coextensive with the Osage Nation Reservation, established by treaty in the 19th century when the Osage relocated there from Kansas. The county seat is in Pawhuska, one of the first three towns established in the county. The total population of the county as of 2020 was 45,818.
